Last Updated: September 18, 2026

Overview

These Terms of Use ("Terms") govern your access to and use of the Title Insurance Advisor website at titleinsuranceadvisor.com and any related pages, tools, forms, or content we make available on this site (collectively, the "Site").

By accessing or using the Site, you agree to these Terms. If you do not agree, please do not use the Site.

These Terms apply only to use of the Site. They are not an engagement agreement, consulting contract, or statement of work for advisory services. Any professional relationship with Title Insurance Advisor is governed by a separate written agreement.

Informational Purpose

Content on the Site—including articles, guides, glossaries, checklists, property-tax information, calculators, and other tools—is provided for general informational and educational purposes only.

  • Site content is not legal, insurance, tax, accounting, financial, or regulatory advice.
  • Site content does not create an attorney-client, insurer-insured, agent-client, or other professional relationship between you and Title Insurance Advisor.
  • You should not rely on Site content as a substitute for advice from qualified professionals familiar with your specific situation and applicable law.

Tools, Calculators & Estimates

Calculators and similar tools on the Site (including title insurance premium and closing-cost estimators) produce estimates only. Results may be incomplete, outdated, or inaccurate for your transaction.

  • Estimates do not constitute a quote, commitment, rate lock, or offer of insurance or services.
  • Actual premiums, fees, taxes, and closing costs depend on many factors—including property details, transaction type, lender requirements, endorsements, and applicable Texas Department of Insurance or other regulatory schedules—and may differ materially from Site estimates.
  • On-page disclaimers for individual tools apply in addition to these Terms.

Acceptable Use

You agree to use the Site only for lawful purposes and in a manner that does not harm the Site, other users, or our systems. Without limitation, you may not:

  • Attempt to gain unauthorized access to the Site, related systems, or data
  • Interfere with or disrupt the Site's operation, security, or integrity (including through scraping, flooding, or malware)
  • Use the Site to transmit unlawful, harmful, or deceptive content
  • Misrepresent your identity or affiliation when submitting forms or communications
  • Copy, scrape, or systematically extract Site content for commercial redistribution without our prior written consent, except as allowed by applicable law

Intellectual Property

The Site and its content—including text, graphics, logos, layout, and software—are owned by Title Insurance Advisor or its licensors and are protected by intellectual property laws. You may view and print materials for your personal, non-commercial use, provided you do not remove proprietary notices. Any other use requires our prior written permission, except where fair use or other law allows.

Third-Party Links & Services

The Site may link to third-party websites or services (for example, utility setup tools or external references). We do not control and are not responsible for third-party content, policies, or practices. Your use of third-party sites is at your own risk and subject to their terms.

No Warranties

The Site is provided "as is" and "as available." To the fullest extent permitted by law, we disclaim all warranties, express or implied, including merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the Site will be uninterrupted, error-free, secure, or free of harmful components, or that content will be complete, current, or accurate.

Limitation of Liability

To the fullest extent permitted by law, Title Insurance Advisor and its owners, officers, and agents will not be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits, data, or goodwill, arising from your use of—or inability to use—the Site or reliance on Site content, whether based on warranty, contract, tort, or any other legal theory. Our total liability for any claim arising out of these Terms or the Site will not exceed one hundred dollars (US $100), except where liability cannot be limited under applicable law.

Privacy

How we collect and use personal information is described in our Privacy Policy, which is incorporated by reference into these Terms.

Changes

We may update these Terms from time to time. We will post the revised Terms on this page and update the "Last Updated" date. Your continued use of the Site after changes are posted constitutes acceptance of the revised Terms.

Governing Law

These Terms are governed by the laws of the State of Texas, without regard to conflict-of-law principles. Courts located in Texas will have exclusive jurisdiction over disputes arising from these Terms or the Site, except where applicable law requires otherwise.
